What is ""shiki-kin"" and ""rei-kin""?

The ""shiki-kin"" is a security deposit that you pay to the landlord as a guarantee for paying your rent. If you could not pay the rent in time or if there are any major damages in your room when moving out, the money in your deposit may be deducted to compensate for these conditions. ""Rei-kin"" is key money paid to the landlord as a token of gratitude and is not refundable when you move out.
